Port Imperial
West New York/ Weehawken, NJ
Roseland Property Company is redeveloping over two miles of the Hudson River waterfront. Port Imperial, a master planned community, is one of the most ambitious and highly publicized Brownfields development projects in New Jersey. Roseland executed a MOA with the NJDEP under the Voluntary Cleanup Program. EcolSciences was retained by Roseland to conduct prepurchase due diligence and then to investigate and supervise the remediation of contamination within the site. EcolSciences has also provided continuous Health and Safety monitoring since construction was initiated in 1996 to ensure compliance with the approved Remedial Action Workplan. To date, over 50 NFAs have been secured by EcolSciences for the completed phases of Port Imperial North and Port Imperial South.
NASCAR Speedway
Staten Island, NY
380 Development, LLC proposed to develop a major mixed-use redevelopment project, known as the Motorsports Entertainment Center on Staten Island, on a 675-acre parcel that was a formerly a Major Oil Storage Facility. The proposed project consisted of a retail center of approximately 620,000 gross square feet and a NASCAR automobile speedway with seating for up to 80,000 spectators. EcolSciences performed environmental, wetland, and ecological investigations in conjunction with the remediation of the site and in support of an EIS to be prepared for the redevelopment project pursuant to the City Environmental Quality Review requirements. EcolSciences conducted extensive negotiations with State and federal regulatory agencies to import fill material onto the site in preparation for redevelopment.
Landings at Harborside
Perth Amboy, NJ
Landings at Harborside, LLC initiated a 50± acre multiple use waterfront redevelopment project within a blighted former industrial section along Perth Amboy's eastern shore adjacent to the Arthur Kill. Working with the City to achieve community and economic goals, Landings executed a MOA with the NJDEP under the Voluntary Cleanup Program. EcolSciences was retained by Landings to investigate and supervise the remediation of contamination within the site. Due to extensive shoreline improvements, EcolSciences coordinated the submission of permits in compliance with coastal regulatory statutes, including the State Waterfront Development Law, Section 404 of the Federal Clean Water Act, and Section 10 of the Federal Rivers and Harbors Act.
Hudson Tea Building
Hoboken, NJ
The Lipton tea factory and, more recently, a multi-tenant building, formerly occupied this site along the Hudson River. EcolSciences performed initial due diligence (Phase I Assessment/Preliminary Assessment) Remedial Investigations, the decommissioning of two 100,000 gallon bunker oil concrete UST's, and the preparation of a Remedial Action Workplan for the capping of the site. Work included both soil and groundwater investigations and the approved RAW called for Deed Notices for the entire site. This required the presence of a full-time health and safety officer provided by EcolSciences during the capping and construction phase and the preparation of a Final Remedial Action Report. EcolSciences also obtained a Waterfront Development Permit for the site's redevelopment.
Former GM Assembly Plant
Sleepy Hollow, NY
This 96.5-acre property on the shore of the Hudson River in Sleepy Hollow was formerly occupied by automobile assembly operations of the General Motors Corporation. The property has a long history of industrial operations dating back to the mid-1800s. Phase I site investigations revealed five Areas of Concern (AOC's) related to pre-GMC historical use and 15 AOC's related to more recent industrial uses. Phase II investigations characterized several of these AOC's (a village dump, garage and storage areas), but identified nine AOC's for more detailed investigation and delineation (drum storage areas, burn pit, wastewater and hydraulic fluid leak areas, chassis plant). EcolSciences conducted additional soil and groundwater investigations on the property pursuant to its redevelopment as a mixed use/residential area.
Towne Centre
Englewood, NJ
Atlantic Realty Development Corp. is redeveloping a one square block property in Englewood, Bergen County. The 3.28-acre property was formerly occupied by 16 residential and commercial buildings, which have since been demolished. Five interconnected buildings with below-grade parking are currently being constructed with a mix of residential and commercial uses. EcolSciences provided environmental services including Phase I and Phase II assessments, groundwater and soil sampling, remedial investigations, baseline ecological evaluation, supervision of the removal of contaminated soils and UST's, and health and safety monitoring during construction. EcolSciences also assisted Atlantic Realty in obtaining a Brownfields Reimbursement Agreement with the NJ Commerce & Economic Growth Commission.
I Port 12
Carteret, NJ
Titan PDC Carteret Urban Renewal, LLC closed three landfills within a 113-acre site located to the northeast of Interchange 12 of the New Jersey Turnpike in the Borough of Carteret, Middlesex County and constructed a distribution/warehouse center consisting of a 1,000,000 SF building and a 200,000 SF building. The closing of the landfills resulted in the filling of±7 acres of tidal/freshwater wetlands and waters associated with tributaries of the Rahway River. EcolSciences obtained permits from the NJDEP and Army Corps of Engineers to accomplish these fills, and developed a wetlands mitigation plan. EcolSciences also obtained the Waterfront Development Permit for the project.
Major Utility Right of Way
Morris/Sussex/Warren, NJ
EcolSciences delineated wetlands and evaluated the presence of threatened/endangered species habitat along the 44-mile long Roseland-Bushkill transmission line right-of-way locations in Morris, Sussex, and Warren Counties. The ROW passes through federal, state, county, municipal, and private lands and passes through watersheds of the Upper Passaic, Whippany, and Rockaway, Pompton, Pequannock, Wanaque, Ramapo, Wallkill, and Upper Delaware Rivers.
Florham Park Corporate Campus
Florham Park, NJ
Gale Real Estate Services Co. and Rockefeller Group Development Corp. partnered to redevelop the 484-acre former ExxonMobil campus in Florham Park. Plans include the NY Jets headquarters and training camp complex, 500 age-restricted housing units, a 250-room hotel, and 830,000 SF of office space. EcolSciences has provided environmental services on the property for more than a decade, initially for Exxon and most recently for the current landowners. EcolSciences has performed wetland delineations, permitting, and mitigation; threatened/endangered species studies; Phase I and II investigations; remediation supervision; health & safety monitoring; and negotiations with the regulatory agencies.
Duke Farms
Hillsborough, NJ
EcolSciences conducted a wetlands delineation and has been involved in wetland and threatened/endangered species regulatory compliance issues at the 2,700-acre Duke Farms property in Hillsborough, Somerset County. This unique property was assembled and developed in the early part of the 20th century by James Buchanan Duke, the founder of the American Tobacco Company and Duke Power. Mr. Duke engaged a variety of notable landscape architects and engineers to assist in the creation of the estate, transforming the relatively flat farmlands into an extraordinary landscape accented with statuary and fountains and including nine man-made lakes, numerous structures, masonry stone walls, and internal roadways. Today, Duke Farms is owned and supported by the Duke Farms Foundation, which maintains the estate and its array of natural, horticultural, and historic resources.
Stafford Business Park
Stafford Township, NJ
EcolSciences conducted a multi-year study of threatened/endangered plant and animal species on a 360±-acre Stafford Business Park in Stafford Township, Ocean County. This study was used to formulate a Species Management Plan for a MOA entered between Stafford Township, Ocean County, Walters Homes Inc., and the NJ Pinelands Commission. The MOA allowed the closing of a former municipal landfill and the residential redevelopment of the site. As part of the study, several miles of trap lines were monitored daily to capture the threatened Northern Pine Snake. A total of 32 pine snakes were captured of which 16 were implanted with radio-transmitters and tracked three times a week. Four nest sites and two communal den sites were located. Following extensive negotiations with the Executive Director of the Pinelands Commission and his staff, the pine snakes were relocated and construction has commenced.
Harbortown Terrace
Perth Amboy, NJ
Harbortown Terrace, LLC is redeveloping a 135-acre site along the shoreline of the Arthur Kill in Perth Amboy, Middlesex County. The project includes the phased construction of a mixed-use development containing 1,700 rental, duplex, and townhome residential units, with some commercial, retail, and marina uses. A waterfront promenade will be constructed along the entire Arthur Kill shoreline. Phases 1 and 2 of the project are completed and most of the constructed units are already occupied. Phase 3 along the shoreline is currently being designed. EcolSciences provided wetland delineation and permitting services and obtained several Waterfront Development Permits for the project.
Tuxedo Reserve
Orange / Rockland, NY
EcolSciences is the Terrestrial Ecology Consultant for a SEQRA DEIS being prepared on behalf of R-H Development, LP, developers of a planned residential/mixed-use project on 2,400 acres in Orange/Rockland Counties. EcolSciences delineated wetlands and is leading the verification, permitting, and mitigation process with the NYSDEC and Army Corps of Engineers. EcolSciences performed seasonal surveys of vegetation and wildlife, including threatened/endangered species, evaluated construction/operational impacts on vegetation and wildlife communities, and developed strategies to mitigate these impacts. The effect of forest fragmentation on wildlife is of particular concern and is being addressed through the preservation of large contiguous tracts of forest and the development of forest corridors between these tracts.
Ocean Acres
Barnegat Township, NJ
EcolSciences conducted comprehensive environmental investigations of the 810-acre Ocean Acres property in Barnegat Township, Ocean County during a two-year period on behalf of Mark Madison, LLC, including wetland delineations and threatened/endangered species studies. EcolSciences conducted an extensive sampling program to trap the threatened Northern Pine Snake. Several miles of trap lines were monitored and four of the captured pine snakes were radio-tracked three times a week. Other rare species were also documented by EcolSciences within the property. A Management Plan was prepared for Ocean Acres that documented compliance with the NJ Pinelands Commission's regulations. Following extensive negotiations with the Executive Director of the Pinelands Commission and his staff, the project was approved and construction has commenced.
Bloomingdale Park
Staten Island, NY
In association with the Borough President's Office, the New York City Department of Design and Construction constructed a new 15-acre active recreation facility within the existing 138-acre Bloomingdale Park in Staten Island. The goal of the project was to address the shortage of active recreation space on the South Shore of Staten Island, while maintaining one of the last remaining natural areas on the South Shore. EcolSciences headed a multi-disciplined consultant team in the preparation of an EIS pursuant to the State and City Environmental Quality Review Acts (SEQRA & CEQR)
Pocono Manor Multi-Use Development
Pocono Manor, PA
EcolSciences has conducted a wide-range of environmental studies at the 3,200-acre National Landmark Pocono Manor property. The property is being developed for residential, commercial and recreational (golf course) uses. EcolSciences' studies have been for both due diligence purposes prior to acquisition and to insure environmental compliance with Pennsylvania and Federal regulations to facilitate the project. EcolSciences' investigations included comprehensive Phase 1 Assessments and remedial activities, wetland delineations, threatened and endangered species studies for bog turtle, bald eagle, small-whorled pogonia, rare moths, butterflies and aquatic macroinvertebrate surveys. EcolSciences has also interfaced with a wide-range of regulatory agencies.
